How much are your finder's fees?

£125 subject to a minimum of one weeks rent and you save further as we don't charge VAT.


How are your fees so competitive?

We have been in property lettings since 1987 and we are experienced, professional and efficient at what we do. We have centralised administration and typical of the modern world today the majority of our enquiries are from the web. Therefore, we don't need expensive fancy offices with window displays in every town and so our operating costs are lower... and we pass these savings on to you.


Why don't you charge VAT?

Unlike with most agents your deposit cheque is paid directly to your landlord. We don't collect it, bank it then forward it on, meaning you save 20% on top of our already low industry fees.


How many properties can I view?

We'll pick you up in our people carriers and show you as many as you like until you find your ideal home.


How do I secure a property?

By paying your deposit, finders fees and completing the documentation.


How can I trust the house will be mine and the landlord has received our deposit?

  • All our staff are CRB checked and trained.
  • You pay your deposit direct to the landlord.
  • We are a profitable company with a banking relationship with Coutts, we can supply industry references upon request.
  • All our lettings are done using Assured Shorthold Tenancies from the National Landlords Association of which we are members. All our documentation has been checked and approved by the council.

Will I get a better deal if I go direct to the landlord?

No...

  • We advise our landlords that it is better to have their properties filled 100% of the time at a lower rent than 90% of the time at a higher rent, meaning you get a better deal.
  • In the same way we charge you comparable low fees, we do the same to the landlord too... so letting through us as opposed to another agent means that they have less to pay in fees and so can charge you a more competitive rent.
  • The rent we advertise is probably the best you will receive... but if you feel a discount is genuinely appropriate then tell us. We have a lot more leverage with the landlords than an individual asking due to the trust we have earned and the volume of work we do with them year after year.

How do I know the property will be in good condition when I take it over?

Most of our landlords are established and experienced and appreciate that a happy customer is the number one goal. Additionally, they must have the following certification where applicable:

  • Portable Appliance Testing certificate
  • Gas safe certificate
  • Electrical certificate
  • Energy performance certificates
  • Furniture, bedding and soft furnishings have the correct labels attached

HMO - House in Multiple Occupation.

If their property is an HMO the property will have been inspected, approved and licensed by the council and the landlord will be deemed to be fit and proper and have passed a CRB check.


Does what I see in the property come with the property?

Refer to the inventory in case some of the items belong to the existing tenants. Linen, cutlery & crockery is not included.


Is contents insurance provided?

The landlord provides building insurance only, you must take out your own contents insurance.


How long are contracts for?

They are usually six to twelve month but it often depends on the requirements of you and your landlord


How and when are rents paid?

It depends on the particular landlord but most are by standing order.


Is my deposit my first month's rent?

No, you must still pay your 1st month's rent in advance in addition to your deposit before you move into the property as per your contract.


Will my landlord put my deposit into a registered government approved scheme?

Most deposits equate to one calendar month's rent and by law your landlord must register it and return it in full unless there are rent arrears or agreed damages. Additionally, he or she must have annual gas checks, PAT tests, electrical certificates and an HMO license issued by the local council where applicable. They must also be a fit and proper person that has been CRB checked and approved by their local council.


Who should we call for matters such as maintenance and repairs, check-ins / check-outs and rent collections?

We offer a tenant finding service only so once we have completed your sign-up, please communicate directly with your landlord.


Are there any extras to pay for?

You have to pay for all your utilities and the price of these varies depending on your usage but you can get a good idea from a Google search.


What is the cost of 0333 number that you use?

03 numbers are non geographic telephone numbers that were announced by the UK communications regulator. Unlike 08 numbers, 03 numbers cost the same to call as geographic landline numbers (starting 01 and 02), even from a mobile phone. They are also included as part of inclusive call minutes and discount schemes from all major mobile phone and landline operators.
